Eagle Road Site Utilization Study
A Site Utilization Study for a 23 acre parcel in Newtown Township, Bucks, PA. The proposed option created a single loaded cul-de-sac which allows new lots to look into open space, and maintain a greater distance from the older farmstead. Lots 1 to 11 are well screened by existing tree hedges as well as being in the low topography area of the site, both of which work to minimize the visual impact to Eagle Road. The more visible houses on lots 13 & 14, appear low density since they are placed alone in a 9 acre field. Open space is contiguous with the adjacent open space of the schools and is mostly in 5 lots. The cul-de-sac is the size of nearby cul-de-sacs with a 90' radius and vegetated center.
